What the form collects
When you request a cash offer, the form collects only what is needed to review the property and reach you:
- The property address as you enter it
- Whether the property is a mobile, manufactured or trailer home
- If it is a mobile, manufactured or trailer home, whether it is inside a 55+ or age-restricted community
- The property’s general condition
- Your reason for considering selling and preferred closing timeline
- Your first name
- Your phone number
- Your consent to be contacted about the property
After the request is submitted, you may optionally add occupancy, best time to call, an email address and free-text notes. These are optional. Leaving them blank does not affect your request.
The form also records technical information used to measure advertising: the page you landed on, the referring website, campaign tags in the link you clicked, Facebook click and browser identifiers, and a timestamp.
Mobile homes inside 55+ communities
The 55+ question is shown only when you identify the property as a mobile, manufactured or trailer home. If you then answer that it is inside a 55+ or age-restricted community, the form stops. No contact information is requested and nothing is submitted or stored. The question is about the property, never about your age.
Why the phone number is required
Our Phoenix team uses the phone number to confirm essential details about the property and to provide the cash offer. Submitting your number is a request to be contacted about that property. You can review the details before deciding what works for you.
Contact consent
The consent checkbox is not pre-checked and the form cannot be submitted without it. By checking it, you agree that Lyons Solutions may contact you at the number you provided regarding the property you submitted. You may ask us to stop contacting you at any time, and we will honor that request.

Where the information is stored
Form submissions are stored by Netlify, the hosting provider for this website, and are accessible to Lyons Solutions. If Lyons Solutions later moves submissions into other business software, that software will process the information for the same purposes described here.
Embedded videos
This website includes videos hosted by YouTube using its privacy-enhanced embed domain. When a video loads or you interact with it, YouTube may receive technical information such as your IP address, browser details and viewing activity under Google’s own privacy terms.
Advertising measurement and the Meta Pixel
This site uses the Meta Pixel and the Meta Conversions API to measure the performance of advertising on Facebook and Instagram. When a cash-offer request is successfully submitted, a conversion event is sent to Meta.
Two things are worth stating plainly:
- Your property address is never sent to Meta. Neither are the property type, condition, occupancy, selling timeline, your 55+ answer, or your notes.
- Your phone number, first name and email if provided are converted into an irreversible cryptographic hash before being sent for match purposes. The original values are not transmitted to Meta.
Meta processes this information under its own data policy. You can adjust ad-tracking settings inside your Facebook and Instagram accounts, and browser or device settings may limit this measurement.
Selling your information
Lyons Solutions has not authorized any statement on this website claiming that your information is never sold or shared with third parties. Until that practice is confirmed in writing by the business, this policy makes no such promise. The information is used for the purposes listed above.
Retention
Submissions are retained for as long as needed to review the property, communicate about the offer and meet record-keeping obligations. A specific retention period has not yet been set by the business. You may request deletion of your submission using the contact details below, and Lyons Solutions will delete it unless a legal obligation requires keeping it.

Children
